What we expedite
- Construction permits — building permits, demolition permits, electrical/plumbing/mechanical sub-permits, sign permits, occupancy certificates
- Business licensing — new business license applications, license renewals, ownership-transfer licensing
- Zoning approvals and variances — use variances, bulk variances, conditional-use approvals, site plan review
- ABC and liquor licensing — often runs concurrent with our liquor license work; see our liquor license service
- Health department approvals — food service, mobile food, retail food establishment permits
- Signage and outdoor advertising — including size, illumination, and placement approvals
New Jersey specialty
New Jersey municipalities are famously fragmented — 565 separate municipalities, each with its own building department, planning board, zoning board, and health department. Navigating them requires either years of local experience or a team of people who have already built those relationships.
We focus on Central and Northern New Jersey — Middlesex, Somerset, Union, Essex, Bergen, Hudson, Morris, and adjacent counties — where we have established relationships with municipal staff and known process patterns. Outside that footprint, we selectively take work where relationships and complexity align.
Houston metro work
Houston-area permit work runs through the City of Houston Building Code Enforcement plus surrounding municipal jurisdictions (Sugar Land, Katy, Pearland, The Woodlands, Bellaire, West University, and unincorporated Harris County). Each has different processes, different backlog dynamics, and different expediter access.
Our Houston metro permit work focuses on commercial buildouts, restaurant conversions, industrial facility permits, and mixed-use residential/commercial projects.
How we speed things up
- Pre-submission review — catching the documentation gaps that would otherwise trigger a plan-review rejection and reset your clock
- In-person filing where it matters — some jurisdictions still process in-person submissions faster than online
- Relationship-driven follow-up — knowing which reviewer handles which file, when they are back from vacation, and what specifically they will ask for
- Municipal meeting representation — attending planning board or zoning board meetings on your behalf when your attendance is not required
- Objection management — responding to review comments in the language and format the specific reviewer expects
